Lines, Layout and Accessible Parking
Parking lot striping marks stalls, drive aisles, arrows, crosswalks, fire lanes and accessible parking. Lines fade quickly under traffic and wet weather, and after a lot is paved or sealcoated, they disappear entirely. Clear striping keeps traffic moving in the right direction, fits the number of stalls the lot was designed for, and shows drivers where not to park. We stripe new lots, restripe faded ones, and redo layouts when a lot is repaved or its use changes.
Accessible parking
The U.S. Department of Justice explains that restriping a parking lot is an alteration, so the restriped lot has to meet the 2010 ADA Standards for accessible parking. Those standards set the number of accessible spaces by lot size, require at least one van-accessible space for every six accessible spaces, and specify widths for the spaces and their access aisles. A standard accessible car space is 96 inches wide with a 60-inch access aisle. We lay out accessible stalls on the shortest route to the entrance and flag any slope or signage issues we see.
Weather and paint
Striping needs a dry surface and mild temperatures, the same as sealcoating. In the South Sound that means most striping happens between late spring and early fall. On newly sealed lots we wait until the sealer has cured before painting lines.
Fire lanes and curbs
Fire lanes, no-parking zones and painted curbs are often required by the local fire marshal or the property's site plan approval. We repaint existing markings to match and can add stenciled lettering where it is needed. If you are not sure what your lot requires, the local fire authority or the city can tell you, and we will lay it out accordingly.
Restriping on a schedule
Many property managers restripe every year or two, often right after sealcoating. Pairing the two saves a mobilization charge and means the lot is closed only once. We can set up a recurring schedule and send a reminder when the lot is due. For HOAs and apartment complexes, we stripe in sections and post notice ahead of time so residents know where to park while paint dries.
Layout changes
If your lot has a confusing flow, wasted space or too few stalls, a new layout may help. We measure the lot, consider entrances, truck access and dumpster locations, and draw up a plan before laying out lines. Changes to a site plan may need approval from the city or county, and we point that out when it applies.

How It Works
1. Measure
We measure the lot and count stalls, entrances and accessible spaces.
2. Plan
Existing layout repainted, or a new layout drawn up for approval.
3. Prepare
Surface swept and dried, lines laid out with chalk.
4. Paint
Lines and markings applied, then the lot reopened once the paint has dried.

Parking Lot Striping Questions
Do I have to add accessible parking when I restripe?
According to the Department of Justice, restriping counts as an alteration, so the lot must meet the 2010 ADA Standards for accessible parking. How many accessible stalls you need scales with the lot's total stall count.
How long does striping last?
It depends on traffic, weather and the paint used. Busy lots may need restriping every year or two; quieter lots last longer.
Can you stripe right after sealcoating?
We wait until the sealer has cured, usually a day or more, so the paint bonds and does not track.
Can you change our layout to fit more stalls?
Often. We measure the lot and draw up a plan. Layout changes may need approval from the city or county, and we tell you if that applies.
