Paving on the Yelm Prairie

Asphalt paving in Yelm keeps pace with a town that keeps growing. Yelm had 3,289 residents in 2000, 6,848 in 2010 and 10,617 in 2020, a 55 percent jump in that last decade alone. On January 27, 2026, the city annexed about 1,280 acres and 800 residents, the largest annexation in its history, bringing the population to roughly 12,000. That means a lot of new driveways, new commercial lots and older rural drives that now sit inside city limits.

Prairie ground

Yelm sits on the Yelm Prairie in southeastern Thurston County, at about 354 feet of elevation, with the Nisqually River forming the boundary with Pierce County. South Puget Sound prairies formed on glacial outwash, the sand and rounded gravel left as the Vashon ice sheet retreated about 15,000 years ago. That ground generally drains fast, which helps pavement. The catch is that outwash can be loose at the surface and edges can ravel if they are not supported. We compact the base carefully and build up edges so they do not crumble into the yard.

Gravel-to-asphalt conversions

Many Yelm properties, especially on larger lots and recently annexed land, have long gravel driveways. A gravel drive that has been in use for years often makes a good start for a base. We regrade it, add crushed rock where it is thin or rutted, compact it, and pave. On long drives we talk through options like paving the first section near the road and the area near the house, and leaving the middle in gravel, if the budget calls for it.

Irrigation roots

The Yelm Ditch irrigation system dates to 1916 and once supported farming across the prairie. Older farm properties may still have ditches, culverts or low wet spots that affect where a driveway can go and how it drains. We look for them during the estimate so the new pavement does not end up blocking or collecting water.

New subdivisions and commercial lots

For new homes, the priority is a solid start and regular upkeep: seal cracks before winter and sealcoat every few years. For businesses along Yelm Avenue and the highway corridors, we pave new lots, rebuild failed sections and restripe.

Yelm Questions

Can you pave a long gravel driveway in Yelm?

Yes. We regrade the existing gravel, add and compact crushed rock where needed, and pave. On very long drives we can quote paving in sections to fit your budget.

Is prairie gravel a good base?

It usually drains well, which helps pavement last. The surface can be loose, so we compact it properly and support the edges.

My property was just annexed. Does that change permits?

Annexation can move road jurisdiction from the county to the city. We check with the City of Yelm about any work that reaches the right-of-way.
